(2) Failure to comply with Colorado State Law requiring an Electrical Permit before installing and using any electric wiring in the additions to your house and garage. Dear Mr. Moore, As the signer of the application for the above referenced permit you have stated "I hereby acknowledge that I have read this application and the above is correct and agree to comply with all county ordinances and state laws regulating building construction." I would like to take this opportunity to introduce to you the relevant sections of the 1988 UBC that apply to your garage and addition project. 1. Sec 305(a) "Work shall remain accessible and exposed for inspection purposes until approved by the Building Official." It shall be the duty of the permit applicant to cause the work to remain accessible and exposed for inspection purposes. Neither the Building Official nor the jurisdiction shall be liable for expense entailed in the removal or replacement of any material to allow inspection." 2. Sec 305(b) "The permit Inspection Record Card shall be maintained available until final approval has been granted by the Building Official." 3. Sec 305(c) inspection Requests "It shall be the duty of the person doing the work authorized by a permit to notify the Building Official that such work is ready for inspection. It shall be the duty of the person requesting any inspection required by the code to provide access to and means for inspection of such work." 4. Sec 305(d) Approval Required "Work shall not be done beyond the point indicated in each successive inspection without first obtaining the approval of the Building Official. Any portions which to not comply shall be corrected and such portions shall not be concealed until authorized by the Building Official. There shall be a final inspection and approval of all buildings and structures when complete and ready for occupancy and use." 5. Sec 305 (e) Required Inspections - The last inspection called for by you was a foundation inspection, which was completed by our department on 9/10/92, according to our records. The following additional inspections were required and not called for by you; 1. Framing Inspection - After roofs, framing, fireblocking, chimneys and vents are installed, and after the rough electrical has been approved. 2. Insulation Inspection - For insulated areas of the habitable portions of the addition. Drywall Inspection - of all areas that receive drywall installation. 4. Final Electrical Inspection - by State Electrical Inspector Leonard Rowe. 5. Final Inspection - The additions may not be used or occupied until they have passed a final inspection. Therefore, it is clear that it is illegal for you to use or occupy any of the addition portions of your home and garage until they have passed a final inspection by the Garfield County Building Department. To successfully pass this final inspection also requires passing a final State Electrical Inspection. Therefore, to pass a final inspection for the additions covered in the above mentioned building permit, and to be able to use and occupy any portion of the additions, you must; 9 Do whatever it takes to pass a final Electrical Inspection. You must obtain an electrical permit O�' .s required by the State of Colorado, and ultimately pass a final electrical inspection by Leonard Rowe, State Electrical Inspector. An application for this permit is enclosed. V itv Improper attachment method of roof joist TJI's in the garage. Contact David Sack, Western lope TJI Representative (copy of his card is enclosed) and discuss with him proper installation of P/ the entire TJI system in the garage. Obtain all required plans and specifications for proper installation of this system for your garage roof structure. Make any necessary changes to garage roof structure to conform to TJI's written specifications and plans. The Garfield County Building Department smust be given copies of all plans and written specifications so that our inspectors may verify that all necessary corrections have been properly made. 3 . ardrail on deck outside rear garage door. Install a proper guardrail on the section of deck t t is approximately 30 inches above the surrounding grade. Ensure that this guardrail conforms to all applicable 1988 UBC regulations. (4. Tempered Glass - Ensure that all areas of glazing that are subject to human impact, as defin in Sec. 5406 (d), (within 12 inches of any closed door), meet the code requirements of Chapter 54. This would include tempered glass in both the garage door and the upper level door, and in • any adjacent windows. 5. Ensure that the upper bedroom portion of the addition has at least one conforming egress '/ - window, according to Sec. 1204 of the 1988 UBC. This window must have a minimum clear c openable dimensions of 20" wide, 24" high, and have a net clear openable area of 5.7 square feet, and a finished sill height of not more than 44 ". �- Smoke Detectors - Ensure that the home has properly installed, operable smoke detectors on Q e ach level, and in each corridor or hallway giving access to a sleeping area. 7. Plans - Submit plans to our office showing specific framing details of the of the bedroom/living O IL room addition, as you constructed them. Include in these drawings the specific framing details V _i_f the upper level deck structure, and the roof structure.
