Box 1413 Glenwood Springs CO 81602 -1413 Subject: Subsoil Study for Foundation Design, Proposed Residence, Lot 9, Filing 1, Los Amigos Subdivision No. 2, Garfield County, Colorado. Job No. 4 188 93 Gentlemen: As requested, Chen - Northern, Inc., performed a subsoil study for design of foundations at the subject site. The study was conducted in accordance with our agreement for geotechnical engineering services to Echo Springs Development, dated November 30, 1992. The data obtained and our recommendations based on the proposed construction and subsurface conditions • encountered are presented in this report. Proposed Construction: The proposed residence will be a two -story wood frame structure with lower floor near the existing ground surface, located on the site as shown on Fig. 1. Ground floors will be structurally supported over crawl space and /or slab -on- grade. Cut depths of about 2 to 4 feet are assumed. Foundation loadings for this type of construction are assumed to be relatively light. On -site disposal of sewage water is planned to the southwest of the residence. If building conditions or foundation loadings are significantly different from those described • above, we should be notified to reevaluate the recommendations presented in this report. Site Conditions: The site is a vacant lot in the northwest area of Filing 1 of the Los Amigos Subdivision on Pinon Drive. The ground surface, which appears natural, slopes moderately down to the southwest at about 15% to 25% grade. Elevation difference across the proposed building site is about 5 to 6 feet. There are numerous basalt boulders and cobbles on the ground surface. Vegetation consists of fairly dense pinon and juniper trees with sagebrush, grasses and weeds. Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating three exploratory pits at the locations shown on Fig. 1. Pits 1 and 2 were in the residence area and the third pit was a profile hole at the septic disposal site. The logs of the pits are presented on Fig. 2. The subsoils encountered, below about 1 foot of organic topsoil, consisted of a clay and gravel deposit containing basalt cobbles and boulders to several feet in size. Digging in the confined ' - Echo Springs Development December 22, 1992 Page 2 pits with a backhoe was difficult and refusal occurred. Results of swell - consolidation tests performed on relatively undisturbed samples of sandy silty clay matrix indicates low to moderate compressibility under light to moderate surcharge and low collapse potential when wetted under constant light surcharge. The laboratory testing is summarized in Table I. No free water was observed in the pits at the time of excavation and the subsoils were slightly moist. Foundation Recommendations: Considering the subsoils encountered in the exploratory pits and the nature of the proposed construction, we recommend spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 1500 psf for support of the proposed residence. There could be some post- construction foundation settlement if the bearing soils become wetted. Precautions to prevent wetting such as proper foundation wall backfill and positive surface drainage away from foundations should be followed. Footings should be a minimum width of 16 inches for continuous walls and 2 feet for columns. Loose and disturbed soils and existing fill encountered at the foundation bearing level within the excavation should be removed and the footings extended down to adequate natural bearing material. Exterior footings should be provided with adequate cover above their bearing elevations for frost protection. Placement of footings at least 36 inches below the exterior grade is typically used in this area. Continuous foundation walls should be well reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should be designed to resist a lateral earth pressure based on an equivalent fluid unit weight of 45 pcf for backfill consisting of the on -site soils excluding vegetation, topsoil and plus 6 -inch size rocks. Floor Slabs: The natural on -site soils, exclusive of topsoil, are suitable to support lightly to moderately loaded slab -on -grade construction. To reduce the effects of some differential movement, floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 4 -inch layer of base course gravel should be placed beneath slabs to act as a leveling course and facilitate drainage . This material should consist of minus 2 -inch aggregate with less than 50% passing the No. 4 sieve and less than 12% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95% of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on -site soils devoid of vegetation, topsoil and oversized rock. Surface Drainage: An underdrain system to prevent wetting of the crawl space does not appear needed with proper foundation wall backfill and positive surface drainage away from the foundation walls. Consuthro E ,x,,eets and S,,,, sis • 'Echo' Springs Development December 22, 1992 • Page 3 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95% of the maximum standard Proctor density in pavement and slab areas and to at least 90% of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in pavement and walkway areas. A swale may be needed uphill to direct surface runoff around the residence. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. Septic Disposal: Percolation testing was performed in two shallow backhoe pits in the area of the septic disposal site. Results of the percolation testing are provided in Table II. Average percolation rates ranged from 27 to 40 minutes per inch. The profile pit encountered clay and gravel with cobble and boulder subsoils to a depth of 6 1/2 feet where digging refusal occurred due to boulders. Additional subsurface investigation to determine if bedrock is pr below the leach s field may be needed. Due to the variability of the percolation rates, we recommend the system be overdesigned. It may be desirable to keep the base of the leach field as shallow as possible. Limitations: This report has been prepared in accordance with generally accepted soil and foundation engineering practices in this area for use by the client for design purposes. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory pits excavated at the locations indicated on Fig. 1 and the proposed type of construction. The nature and extent of subsurface variations across the site or below the pit depths may not become evident until further excavation is performed. If during construction, fill, soil, rock or water conditions appear to be different from those described herein, this office should be advised at once so reevaluation of the recommendations may be made. We recommend on -site observation of excavations and foundation bearing strata and testing of structural fill by a representative of the soil engineer.
