Evidently, the structure was partially constructed under a building permit issued in 1985, and abandoned prior to completion. Permit approval allows the continued construction of a new single- family dwelling described as: Lower level- Family Room Upper level - Living Room, Dining Room, Kitchen, Den, Laundry, 2 BRs, 1 full Bath, MBR w/ MBath, attached 2 -car Garage Occupancy Group: R -3 Type of Construction: V -N No. of Stories: 1 w /Basement Building Height: 14 ft. Square Footage - Finished: 2433 Unfinished: n,a, Garage: 306 Except for the following, and the "red- lined" references to your departmental plan review checklist noted on the plans, which are expected to be field enforced, the design reasonably conforms to minimum requirements of the UBC: Mr. Art Hougland June 24, 1993 Page Two 1. Only one set of plans was provided with the building permit application. 2. The floor beam in the crawl space was overspanned /undersized, assuming a lumber specification of Doug-fir -14 2. If the beam is already in place, additional supports may be needed to reduce the span. 3. Support of the floor and roof framing at the juncture of th "lower level" and the main floor is not specified. It isn't clear if this framing is in place. (The builder prefers to talk to you about this.) 4. An "Owner's Copy" plan set, with transferred red -lines must be created. A site inspection of the existing construction is recommended prior to approval of the plans, and upon verification of compliance with local regulations outside the scope of the UBC, issuance of the building permit.
