RE: Construction on Lot 20
Dear Mr. Hull:
The Mitchell Creek Design Control Committee (DCC) have reviewed your proposed
plans for construction on Lot 20 in the Mitchell Creek Subdivision. We also
walked the lot with you and your wife last week. The DCC feels that your
house design, so far presented to us, meets with the guidelines for our
subdivision; and is therefore approved with the following exceptions.
First, we shall incorporate your letter of September 30, 1993 as part of your
approved submittal and we fully expect to receive full color samples for our
review and approval before any exterior colored materials are installed on
this project. Secondly, we have a concern over the degree of "dog fencing"
proposed on your plot plan. We would like to discuss this issue with your
surrounding neighbors and the Mitchell Creek Board before granting the
required variance for a fence of this extent.
This issue should in no way inhibit your proceeding with excavation and
cleaning of your site, nor should these issues present a problem with the
County Building Department in the review of your proposed construction.
We would like to thank you for your cooperation in complying with our
regulations and concerns that have been expressed. It is to every Mitchell
Creek homeowners advantage to protect the quality of life in our neighborhood
and we appreciate your desire to carry on this attitude in the development of
your new home.
A copy of this letter, your September 30, 1993 letter and a letter qualifying
the DCC approval will be forwarded to the County Building Department (CBD) on
this date. With this information, the CBD will be in a position to review
your construction documents.
If we can be of any assistance to you during your construction, please feel
free to call. Upon reaching a decision on your fencing we will issue you a
letter. This should not take long and in no way should hold up your
progress.

RE: Request for approval of building plans on lot 20.
Dear Ken, John, and Myles:
We are ready to begin construction on our property (lot 20). We need to get started ASAP in order to beat the
winter. Enclosed find a copy of our house plans and how we intend to orient it within our building envelope.
The actual orientation of the house may change slightly in an effort to minimize the need to remove vegetation.
My primary goal in the home's orientation is to save as much of the vegetation as possible (especially on the
borders between adjacent homes) while also providing adequate setback for the driveway.
The exterior of the home will be solid cedar siding. We are planning on waiting until seeing the house on the lot
before deciding on stains/sealants for the siding. I will provide the DCC a sample of the siding and trim colors for
approval before any exterior coloring is started. The roof will be standard asphalt shingles color coordinated with
the siding and trim. I will submit samples of the roofing materials to the design control committee, if required,
when final decision on roof color is made.
You will notice on the blueprints an extended garage on the right side. This feature of the house has been removed
and replaced with a garage added into the basement not shown on the plans. The added basement will essentially
add 1/2 to 1 story to the house when viewed from the front. The house viewed from the rear will retain the
appearance as seen in the blueprints. All basement siding will be of same type and color as the rest of the house.
The foundation plans for the basement are still being finalized. I will make a copy of them available when
completed.
Also, I am requesting approval for erection of a fence identical in construction to the fence on lot 10. This will
NOT be a privacy fence. It will be a split rail type construction, except with the rounded timbers as is the fence on
lot 10. I am aware that fencing is not always desired, but it is necessary for my dogs and I feel that this type of
fence is aesthetically pleasing. No trees will be removed to allow for the fencing. The fence will maintain at
minimum the 1 foot easement along all property lines. The portion of the fence as seen from the street is drawn on
the enclosed plot.
I would like to begin clearing vegetation this weekend (October 2). My plan is to only remove growth within 10
feet of the house layout and 5 feet along the path of the drive. Every attempt will be made to save any trees that
fall outside the boundaries of the house or driveway, but within the 10 or 5 foot surrounding area. I will be doing
the cutting personally to ensure that the absolute minimum of vegetation is removed. Feel free to come up and ask
any questions or see the trees to be cut this weekend. All trees to be cut should be marked by the morning of 10/2.
I am hoping that by cutting and moving the earth in the fall that the natural vegetation will come back strong in
the spring.
I truly hope to maintain the natural setting on our lot as much as possible. I will be checking frequently to ensure
that builders do their best to maintain it. If you have any questions or concerns during construction., please call me
