AGREEMENT REGARDING CERTIFICATE OF OCCUPANCY
WHEREAS, Bruce and Sharon Harmer, (hereinafter "Owner") has applied
for a Certificate of Occupancy for a house located at 0812 County Road 294,
near Rifle, Garfield County, Colorado and,
WHEREAS, the following items have been determined to be apparent
defects or deficiencies with the application which prohibits the issuance of
a Certificate of Occupancy until they have been resolved pursuant to codes
adopted by Garfield County and approved by the Garfield County Chief
Building Official:
1. The L.P. gas fuel line pressure test for the house as required under
U.M.C. (Uniform Mechanical Code) Section 2206, was not witnessed by
a Garfield County inspector.
2. The final grade and installation of exterior stairs has not been
inspected and verified by a Garfield County inspector.
3. The back -up battery was not installed on one of the smoke detectors
within the house.
and,
WHEREAS, the Owner is willing to make certain assurances and
agreements relating to these identified code deficiencies and on the basis of
such assurances the County is willing to issue a Certificate of Occupancy.
NOW, THEREFORE, it is agreed as follows:
A. The Owner agrees to do the following:

Complete the final grading in a manner to carry drainage away from
the house and complete the construction of the exterior stairs and
handrail.
Deficiency No. 3.
ACTION REQUIRED OF THE OWNER:
Install the back -up battery and request the County inspector to verify
that this was done.
FURTHER ACTION REQUIRED OF THE OWNER:
The Owner will complete all work described herein and request
inspection of all work by the Garfield County Building
Department. All work shall be completed in compliance with the
stated provisions of the codes currently adopted by Garfield
County in a manner that will enable approval of all work. All
work, inspections and approval of work shall be completed
within fifteen (15) days of the date of signing of this document.
B. In the event the Owner fails to perform as agreed on any of the
above, the County may revoke any permits which may have been
granted to the Owner. The County may require the habitation and
occupancy of the house cease immediately.
C. This agreement is binding upon the heirs, successors in title, and
assigns of the parties.

BUILDING AND PLANNING
AGREEMENT REGARDING CERTIFICATE OF OCCUPANCY
WHEREAS, Bruce and Sharon Harper, (hereinafter "Owner ") has applied
for a Certificate of Occupancy for a house located at 0812 County Road 294,
near Rifle, Garfield County, Colorado and,
WHEREAS, the following items have been determined to be apparent
defects or deficiencies with the application which prohibits the issuance of
a Certificate of Occupancy until they have been resolved pursuant to codes
adopted by Garfield County and approved by the Garfield County Chief
Building Official:
1. The L.P. gas fuel line pressure test for the house as required under
U.M.C. (Uniform Mechanical Code) Section 2206, was not witnessed by
a Garfield County inspector.
2. The final grade and installation of exterior stairs has not been
inspected and verified by a Garfield County inspector.
3. The back -up battery was not installed on one of the smoke detectors
within the house.
and,
WHEREAS, the Owner is to make certain assurances and
agreements relating to these identified code deficiencies and on the basis of
such assurances the County is willing to issue a Certificate of Occupancy.
NOW, THEREFORE, it is agreed as follows:
A. The Owner agrees to do the following:
Deficiency No. 1.
ACTION REQUIRED OF THE OWNER:
Provide for a pressure test on the fuel gas system as required under
U.M.C. Section 2206. Arrangements are to be made at least twenty
four hours prior to the test for a County inspector to witness the test.

Deficiency No. 2.
ACTION REQUIRED OF THE OWNER:
Complete the final grading in a manner to carry drainage away from
the house and complete the construction of the exterior stairs and
handrail.
Deficiency No. 3.
ACTION REQUIRED OF THE OWNER:
Install the back -up battery and request the County inspector to verify
that this was done.
FURTHER ACTION REQUIRED OF THE OWNER:
The Owner will complete all work described herein and request
inspection of all work by the Garfield County Building
Department. All work shall be completed in compliance with the
stated provisions of the codes currently adopted by Garfield
County in a manner that will enable approval of all work. All
work, inspections and approval of work shall be completed
within fifteen (15) days of the date of signing of this document.
B. In the event the Owner fails to perform as agreed on any of the
above, the County may revoke any permits which may have been
granted to the Owner. The County may require the habitation and
occupancy of the house cease immediately.
C. This agreement is binding upon the heirs, successors in title, and
assigns of the parties.
