Harrison 0160 Mineota Drive Garfield County CONDITIONS FOR PLAN REVIEW #54 -94 GENERAL REOUIREMENTS: THIS PERMIT IS FOR THI GARAGE ONLY: M -1 Occupancy only type V -N G -1 All references are taken from the 1988 Uniform Building Code (U.B.C.), 1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.) Also, refer to the drawings submitted by the owner with the application. The foundation shall be designed to resist lateral loads and in all cases shall bear on undisturbed soils. Most foundation designs are required to have the bottom of footing 36 inches below grade, frost line. The Building official may require this along with an additional foundation drawing for approval in accordance with, (Section 302 (b)., U.B.C.) # 1. TBL. No. 23 -A., of the U.B.C. requires the storage area, floor joists over the garage space to have a minimum 50 lb. live load plus applicable dead loads. The framing frames per. the U.B.C. Standards needs to be 2 x 8s joists at 16 inch centers. The rafters will need to be 2 x 8s minimum at 24 inch centers, douglas fir # 2 or better. All the above requirements are prescriptive. However, based on the minimum requirements as set forth in (Section 2304., 2305., and 2308., of the U.B.C.) (The above framing members are acceptable). BUILDING CODE ITEMS: B -2 Submit engineer reports which indicate satisfactory means of compaction if fill is used for bearing, under foundation systems, (Section 2905, U.B.C.), coordinate with the Building Inspector as needed. B -51.1 Roof rafters and ceiling joists shall be supported laterally to prevent rotation and lateral displacement when required by (Section 2506 (L),, Section 2517 (h), 6., of the U.B.C.) B -87 Roof covering shall be in accordance with (Chapter 32, U.B.C.) Underlayment consisting of two layers or type 15# felt applied shingle fashion and solid mopped together between the plies extending from the eave up the roof to a point 24 inches inside the exterior wall line. Or approved bituthane ice and water seal can be used, (Tbl. 32 -B.1, U.B.C.) B -91 Regardless of the occupancy, stairs shall be provided to the storage are, Section 3306 Subsection (c), shows that the stairs may be constructed with 8 inch maximum rise and 9 inch minimum run. The greatest riser height and largest tread run within any flight of stair, cannot have more than 3/8 of an inch deviation. Stairway handrails: (minimum height 34 inches, maximum height 38 inches) hand grip portion shall be not less than 1 1/2 inch nor more than 2 inches in x- section dimension. Minimum of one handrail required on all stairways with more than three risers. Minimum 1 1/2 inch space required between wall and handrail, (Section 3306 (j)., U.B.C.) Guardrails of 36 inch minimum height shall be installed at open sides of stairways, landings, ramps, decks, or porches more than 30 inches above grade or floor below. Open guardrails shall have a pattern such that a sphere 6 inch in diameter cannot pass through, (Section 1711, U.B.C.) B -94 Headroom, every required stairway shall have headroom clearance of not less than 6 feet 8 inches measured vertically from the tread nosing to the nearest soffit above, (Section 3306 (p).)
