Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not it may be helpful to obtain a book titled 'Towelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. I would like to address each of these issues in this letter: 1. The species and grade of the horizontal framing lumber for the framing should be Hem - Fir #2 or equal. The size of the framing members have been noted on both the architectural plans and the subsequent structural plans. The floor beam that supports the attic area over the garage, as shown on Sheet S4 of S7 shall be a 3 -ply 11 -7/8" MICROLAM. 2. At the bottom of Sheet S7 of S7, you will note that details relating to foundation construction and reinforcement have been identified. 3. On Sheet S5 of S7, the 2 -ply, 2 x 10's identified for the headers over the dining room area are for the window headers only. You will note on Sheet S4 that a 3 -ply 11 -7/8: MICROLAM header is proposed to support the entire wall construction in that area over the dining room. 4. Lateral bracing for the exterior walls will be installed per section 2517 of the Uniform Building Code. More specifically, the plywood alternative of providing plywood on all corners, coupled with providing plywood at a minimum of 25 -foot horizontal spacings would be provided. With the previously provided comment on #2 above, the details identified on Sheet S7 specify that the foundation plate shall be a wolmanized plate. It will be of 2 x 6 dimensional size. Floor sheeting is noted as 3/4" plywood or in an oriented stranboard sheeting (O.S.B.). This sheeting shall be glued and nailed to the TJI's. The roof sheeting shall be minimum 5/8" plywood or O.S.B.
