PROVIDED IN CONJUNCTION WITH OR IN PLACE OF REDLINING THE
APPROVED PLAN.
IT IS THE RESPONSIBILITY OF THE OWNER AND /OR THE CONTRACTOR TO
CLOSELY REVIEW THE PLAN REVIEW AND VERIFY THAT ALL CORRECTIONS

CONDITIONS FOR PLAN REVIEW #91 -94
GENERAL REOIIIREMENTS:
0 -1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
Minimum requirements based on Chapter 12., of the U.B.C.
The Garfield County Building Official, may require section drawings concerning the
structural integrity of the building (foundation, rafter system, bearing walls, etc. (Section 302
(b)., U.B.C.)
G -9 It is our understanding that the owner desires to construct the house for himself and
therefore does not need a general contractor. However, it is the duty of the owner to notify the
Building Dept. when the construction is ready for inspection. Schedule the inspection at least one
day before such inspection. All work is subject to inspection prior to any cover up,
(Section 305, entire Section of the U.B.C.)
BUILDING CODE ITEMS:
B -18 Showers shall be finished and sealed to protect structural elements from moisture to a
height of not least than 70 inches above the drain inlet, (Section 510 (b)., U.B.C.) Gypsum water
resistant green board required, check U.B.C. Standards.
B -20 The contractor needs to be aware of (Section 1204 of the U.B.C.), when ordering
windows. Each sleeping room shall have at least one window or door which may be used for
escape or rescue.
The following. required:
Maximum sill height above floor: 44 inches
Minimum net clear opening width: 20 inches
" " 11 height: 24 inches
" " 5.7 square feet
A minimum of 20 inches wide by 41 inches high or 34 inches wide by 24
inches high is needed to achieve the required 5.7 square feet.
B -27 Vent fans are required in each bathroom, note the laundry room is also required to have
ventilation capable of providing five air changes per hour and connected directly to the outside,
(Section 1205 (c)., U.B.C.).
B -37 Exterior roof sheathing and wall sheathing are to be covered with a weather resistive
barrier ahead of siding and roof covering. ( Building paper such as 30# felt on the roof sheathing
and 15# felt or tyvek, is acceptable on wall sheathing.) (Reference Section 1707 (a) and Chapter
32, of the U.B.C.)
B -39 Guardrails of 36 inches minimum height shall be installed at open sides of stairways,
landings, ramps, decks, or porches more than 30 inches above grade or floor below. Open
guardrails shall have a pattern such that a sphere 6 inches in diameter cannot pass through,
(Section 1711, U.B.C.)
B -89 The 1988 U.B.C. (Section 3304 (i).,) requires a landing on each side of a door, there are
some exceptions. However, the exterior doors are required to have landings. Minimum size
36 inches by 36 inches, provided the door does not swing over the landing, a 7 1/2 inch step is
allowed. -
B -98 If a wood stove is desired, will need to be an approved stove and be installed according to
the manufactures documents and listed and approved by, (LC.B.O., B.O.C.A., or U.L.)
B -1.1 Factory built chimney and fireplaces shall be listed and installed in accordance with the
manufactures documents and Chapter 37., of the U.B.C., coordinate inspections with the Building
Inspector prior to cover -up.
PLUMBING CODE ITEMS:
P -1 Coordinate all water and sewer extensions, connections, and pressure tests outside the
building with the Building Inspector for Garfield County, prior to back fill, (Section 317 (a), (b),
(c), (d), of the U.P.C.)
P -3 Plumbing and mechanical must comply with the Uniform Plumbing Code (U.P.C.) and the
Uniform Mechanical Code (U.M.C.)
P4 Dishwashers must hook to the drainage system through an approved air gap. Contact
Building Department, for other approved method prior to installation, (Section 608 (c), U.P.C.)
P -6 Hose bibbs shall be equipped with self - draining approved backflow prevention devices,
(Section 1003 (h) and (i) U.P.C.)
P -9 Provide a floor drain for the temperature / pressure relief valves on the boiler and hot water
heater. This floor drain needs to be accessible and close to the boiler and hot water heater,
(Section 1007, U.P.C.)
MECHANICAL CODE ITEMS:
M -2 The clothes dryer vent cannot terminate in the crawl space. Will need to be a minimum
4 inch diameter and duct directly to the outside, (Section 1903 (a)., (b)., (c)., of the U.M.C.)
G -1.1 Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c) of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.
All construction shall be approved prior to the issuance of
Certificate of Occupancy
