Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. Blue. To be constructed County Road 104 near Carbondale. (address to be determined) Installation of U.B.C. (Uniform Building Code) manufactured home on a concrete foundation that will include a basement. The basement will include a 600 sq. ft. garage and 820 sq. ft of unfinished space. There will be no interconnecting stair between the basement and the first story. Construction will be required to comply with the following plan review notes: 1. Foundation wall will be placed on a spread footing with a minimum width of 16 inches with a minimum of 2 # 4 reinforcing steel bars running continuously unless an engineered design is provided, stamped and signed by a Colorado registered Structural or Professional Engineer. 2. The concrete foundation wall shall be a minimum of 8 inches thick with a horizontal and vertical reinforcing steel grid not exceeding 18 inches on center unless an engineered design is provided, stamped and signed by a Colorado registered Structural or Professional Engineer. 3. The header size for the garage door is specified and is verified to be adequate in bearing. 4. Separation is required between the garage and the remainder of the dwelling. The separation shall be constructed as for one -hour fire resistive construction on the garage side. All structural beams, columns and frame walls shall be protected as for one -hour fire resistive construction on the garage side. Any doors separating the garage from the remainder of the dwelling shall be a minimum of 1 3/8 inch thick solid wood or rated 20 minute door with a self closing device.
