Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may be given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not it may be helpful to obtain a book titled 'Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes; applicants are requested to review the following check list prior to and during design. Subject to the following conditions: Also, refer to the drawings submitted by the Owner. G -9 It is our understanding that the owner desires to construct the house for himself and therefore does not need a general contractor. However, it is the duty of the owner to notify the Building Dept. when the construction is ready for inspection. Schedule the inspection at least one day before such inspection. All work is subject to inspection prior to any cover up, (Section 305, entire Section of the U.B.C.) BUILDING CODE ITEMS: B -12 (Section 503 (d). 3., U.B.C.) A one hour occupancy separation will be required between the garage and the rest of the dwelling. The separation may be limited to the installation of material approved for one -hour fire - resistive construction on the garage side. 5/8 inch Type X drywall must be applied to bearing walls throughout and structural members supporting any portion of the single family dwelling above. A self closing, tight fitting solid wood door 1.3/8 inches in thickness will be permitted in lieu of a one -hour fire assembly, (Section 503 (d)., exception 4. U.B.C.) Coordinate wall construction with the Building Inspector during construction for the one -hour fire- resistive construction requirements at framing inspection. B -16 Provide premises identification which is legible from the street in accordance with, (Section 513, U.B.C.) B -20 The contractor needs to be aware of (Section 1204 of the U.B.C.), when ordering windows. Each sleeping room shall have at least one window or door which may be used for escape or rescue. The following required: Maximum sill height above floor: 44 inches Minimum net clear opening width: 20 inches 11 11 11 height: 24 inches : 5.7 square feet A minimum of 20 inches wide by 41 inches high or 34 inches wide by 24 inches high is needed to achieve the required 5.7 square feet. B -23 Provide smoke detectors in accordance with (Section 1210, of the U.B.C.) One smoke detector is required on each level and they shall be inter connected. Audible from the bedrooms with the door closed. Also one will be required at the high point in the living room. (Battery operated ok, on existing structures, coordinate with your Building Inspector). B -37 Exterior roof sheathing and wall sheathing are to be covered with a weather resistive barrier ahead of siding and roof covering. ( Building paper such as. 30# felt on the roof sheathing and 15# felt or tyvek, is acceptable on wall sheathing.) (Reference Section 1707 (a) and Chapter 32, of the U.B.C.) 8-42 Please submit roof truss diagrams bearing the stamp and signature of a Colorado Professional Engineer and indicating design for a minimum of 40# / sq. ft. live Toad, (Section 2305, U.B.C.) Additional field framing may be required. B -44 Wafer board shall not be used as subfloor unless it complies with applicable I.C.B.O. or C.AB.O. report, (Section 2517 (e), U.B.C.) B -55 Exterior wall corners braced with plywood shall be covered with an approved weather resistive barrier before siding. Walls will need to be braced in accordance with (Section 2517 (g)., 3., U.B.C. B -56.1 Any deck construction outside the building will need to meet the minimum 60 Ib. live load requirements, load designs based on (Table 25 - U - J - I., of the U.B.C.) coordinate with your Inspector. B -75 Concrete footing shall extended at least 36 inches below finish grade. Also any deck construction or intermediate pads not connected in the foundation wall system, will need to extend 36 inches below grade, (Section 2907 (a)., (U.B.C.) B -80 Attic ventilation is required to be in accordance with (Section 3205 (c).,) coordinate with the Building Inspector during construction. B -81 Attic access must be provided for all roof areas where there is more than 30 inches vertical dimension above the ceiling to the rafters. Opening shall be not less than 22 inches by 30 inches, (Section 3205 (a)., U.B.C.) B -88 Ice and water shield, shall extend up from eaves to a line 24 inches inside exterior wall line, inside the building, or two layers of 30# felt shall be applied shingle fashion and solidly cemented together, (Reference Table No. 32 -B -2 with footnotes, U.B.C. 13-90 The walls and soffits of the enclosed usable space under the stairs shall be protected on the enclosed side only as if for one -hour fire - resistive construction, (5/8 inch Type X drywall, Section 3306 (m)., U.B.C.) B -91 Section 3306 Subsection (c), shows that the stairs may be constructed with 8 inch maximum rise and 9 inch minimum run. The greatest riser height and largest tread run within any flight of stair, cannot have more than 3/8 of an inch deviation. Stairway handrails: (minimum height 34 inches, maximum height 38 inches) hand grip portion shall be not less than 1 1/2 inch nor more than 2 inches in x- section dimension. Minimum of one handrail required on all stairways with more than three risers. Minimum 1 1/2 inch space required between wall and handrail, (Section 3306 (j)., U.B.C.) Guardrails of 36 inch minimum height shall be installed at open sides of stairways, landings, ramps, decks, or porches more than 30 inches above grade or floor below. Open guardrails shall have a pattern such that a sphere 6 inch in diameter cannot pass through, (Section 1711, U.B.C.) B -93 Minimum width stairs 36 inches, handrails required if 4 or more risers (typical for all stairs) (Section 3306 (j)., exception 3., of the U.B.C.) B -94 Headroom, every required stairway shall have headroom clearance of not less than 6 feet 8 inches measured vertically from the tread nosing to the nearest soffit above, (Section 3306 (p).) B -97 Windows located within 18 inches of the floor or which have a glazed area in excess of 9 sq. ft. and when the vertical edge is within 12 inches of the door when closed, are required to be tempered or safety glass, (Refer to Section 5406., (d).6., and 7., of the U.B.C.). G -1.1 Every attempt is made by the Building Department to perform a thorough plan review, however please be aware of (Section 303 (c) of the U.B.C., which states): This issuance or granting of a permit or approval of plans and specifications shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of this code or of any other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this code shall be valid.
