PERMISSION IS HEREBY GRANTED TO THE APPLICANT AS OWNER, CONTRACTOR AND /OR THE AGENT OF THE CONTRACTOR OR OWNER TO
CONSTRUCT THE STRUCTURE AS DETAILED ON PLANS AND SPECIFICATIONS SUBMITTED TO AND REVIEWED BY THE BUILDING DEPARTMENT
IN CONSIDERATION OF THE ISSUANCE OF THIS PERMIT THE SIGNER HEREBY AGREES TO COMPLY WITH ALL BUILDING CODES AND LAND USE
REGULATIONS ADOPTED BY GARFIELD COUNTY PURSUANT TO AUTHORITY GIVEN IN 30.28.201 CRS AS AMENDED. THE SIGNER FURTHER

MEMORANDUM
To: File; Doug Robertson permit # °5517 , for green. house.

Subject: Notes, comments and requirements for compliance regarding
Greenhouse building located at 0201 Ponderosa Dr., Western Hills in
Garfield County.
Comments:
The green house is approximately 10' x 15', or 150 sq. ft. This building is over the
1.20 sq. ft. of roof area that is permitted for an exempt storage area under U.B.C.
Section 301 (b).
The building is required to have a roof with a live load capability of a minimum of
40# per sq. ft. The roof is constructed with 2" x 4" joists @ 36" center to center.
The roof structure is fabricated in the form of a truss with waferboard used as
gussets. The roof structure supports tempered glass panels, probably intended to be
components of shower enclosures. Because method of fabrication and use of non
structural materials (OBS /waferboard) I am not able to verify the ability of the roof
to provide a 106# live load as required under U.B.C. Section 3405.
Wall construction appears to meet minimum code requirements and as pointed out
by the owners consultant, is permitted to be supported on a treated foundation plate.
Requirements for Compliance:
1. The owner is to submit a plan for the support of the glass roof that is
verifiable under the requirements of the U.B.C. for live and dead load
requirements. Or the owner may provide structural verification, stamped and
signed by a Colorado registered engineer working within his or her field.

2. Provide drainage to keep water and earth away from all non - treated

Re: Existing Greenhouse Trusses
Dear Doug:
I have reviewed your existing greenhouse and have the following comments:
• The truss members are adequate to support a snow load of 40 p.s.f.;the steel plate
connectors (which are 011 one side of the truss only) are not adequate. I recommend
adding similar plate connectors (nail type) to both sides of each truss.
• 1 did not check the adequacy of the horizontal glass to withstand a 40 p.s.f.snow load.
• The existing greenhouse is not supported by a foundation. As a minimum, I
recommend installing pressure treated timber around the base of the greenhouse. Since
the pressure treated timber will not be founded below frost depth, you should expect
extensive frost heave and high degrees of settlement. This movement will shorten the
life span of the structure.
• Due to the fact that watering takes place inside the greenhouse, it may be desirable to
install a waterproof material inside in order to protect the O.S.B. siding and trusses.
The existing trusses are already severely weathered and are beginning to deteriorate.
This weathering will drastically reduce the life of the structure. Additionally, the roof
glazing should be caulked to prevent moisture from rotting the trusses.
• As you are aware, the existing O.S.B. sheathing is not designed for exterior use
without being covered with exterior siding.
• Care should be taken not to pile debris and or soil against the north wall of the
greenhouse.
