The Approved Plans, Permit, and Plan Review, are to be kept on the site during construction. Plans and Permits must be available for reference during inspections. The International Conference of Building Officials, has increased the fees as of May 1st, 1995. Homes 0364 GlenEagle Circle RiverBend Filing 2., Lot #4 - Block #3 CONDITIONS FOR PLAN REVIEW #109 -94 GENERAL REQUIREMENTS; G -1 All references are taken from the 1988 Uniform Building Code (U.B.C.), 1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.) Also, refer to the generic drawing submitted by the owner. The plans do not carry a live stamp. This office has not received a soil test. Under ideal conditions this design complies with (Section 2614, d., 5,6,7,) as follows: ', B -73 Minimum requirements for vertical and horizontal reinforcement ( #4 rebar) for the ; concrete shall not be placed further than (3) times the wall thickness, nor 18 inches. Vertical dowels can project out of the footer at 18 inch center. 18 inch by 18 inch grid is minimum requirement based on (Section 2607 (g), 1., of the U.B.C.) In addition, not less than two no. 5 bars shall be provided around all windows and door openings. Such bars shall extend to develop the bar beyond the corners of the opening but not less than 24 inches (Section 2614 (d)., 587, U.B.C.) = These are minimum requirements using the 1988 U.B.C. (Refer to Section 2905, U.B.C.) Projecting vertical dowels can be placed at 4 foot centers. B-74 Keep in mind that the Building Official may ask for special reports as deemed necessary per. (Section 302 (b). and 2905, U.B.C.) If required submit all special reports (i.e., soils tests, compaction reports and engineered drawings from Architects and Engineers), for approval prior to beginning that phase of construction. • • B -75 Concrete footing shall extended at least 36 inches below finish grade. B -6 The Garfield County Building Official may require a section drawing concerning foundation design, (width of footers, vertical grout cells, and possibly a soils report, (Section 2905, U.B.C.) 7 13 -8 Anchor bolts shall comply with, (Section 2907, (f), U.B.C.) 8=12 (Section 503 (d). 3., U.B.C.) A one hour occupancy separation will be required between the garage and the rest of the dwelling. The separation may be limited to the installation of material approved for one -hour fire - resistive construction on the garage side. 5/8 inch Type X drywall must be applied to bearing walls throughout and structural members supporting any portionof the single family dwelling above. Coordinate wall construction with the Building Inspector during construction for the one -hour fire- resistive construction requirements at framing inspection. i • i.B -16 Provide pfemises identification which is legible from the street in accordance with, (Section 513, U.B.C.) 41 -18 Showers shall be finished and sealed to protect structural elements from moisture to a height of not least than 70 inches above the drain inlet, (Section 510 (b)., U.B.C.) Gypsum water resistant green board required, check U.B.C. Standards. Z . ✓B -20 The contractor needs to be aware of (Section 1204 of the U.B.C.), when ordering windows. Each sleeping room shall have at least one window or door which may be used for escape or rescue. The following required: Maximum sill height above floor: 44 inches Minimum net clear opening width: 20 inches height: 24 inches II II 5.7 square feet A minimum of 20 inches wide by 41 inches high or 34 inches wide by 24 inches high is needed to achieve the required 5.7 square feet. B -(b) The basement can not be used as a sleeping area unless egress windows comply with the U.B.C., are installed. An additional permit will be required prior to finishing the basement, at that time window wells and true egress windows will be required. Egress windows and window wells complying with U.B.C., can be installed with this permit for future finishing of the basement. Be aware of the egress window requirements for the upstairs bedrooms when ordering windows, (Section 1204, U.B.C.) l -23 Provide smoke detectors in accordance with (Section 1210, of the U.B.C.) One smoke detector is required on each level and they shall be inter connected. Audible from the bedrooms with the door closed. Also one will be required at the high point in the living room. L B -27 Vent fans are required in each bathroom, note the laundry room is also required to have ventilation capable of providing five air changes per hour and connected directly to the outside, (Section 1205 (c)., U.B.C.). ` - 32 Foundation walls enclosing a basement below finished grade shall be damp - proofed, (Section 1707 (d), U.B.C.) `11-37 Exterior roof sheathing and wall sheathing are to be covered with a weather resistive barrier ahead of siding and roof covering. ( Building paper such as 30# felt on the roof sheathing and 15# felt or tyvek, is acceptable on wall sheathing.) (Reference Section 1707 (a) and Chapter 32, of the U.B.C.) B -B Roof truss 'diagrams have been submitted, they are acceptable, however, they do not carry a Colorado Stamp, (manufactures from Utah), follow these documents; (Reference Chapter 25., of the U.B.C.). B -47 Columns, posts, beams and girders shall have positive connections provided to ensure against both uplift and lateral displacement, (Section 2516 (m)., U.B.C.). ✓B -48 Beam pockets are needed for foundation pour to accommodate the beams and girders, beam pockets need to be at least 3 1/2 inches deep to allow for expansion and contraction and need 1/2 inch clearance on all sides. 43 -52 (Section 2517 (d) 3., 2517 (c), and 2517 (h) 3.6) Solid bridging is required above structural beams. Manufactured joists and beams (T.J.I.'s / micro lams, glu -lams, etc.) Shall be sized and installed in accordance with the manufactures documents and installation guide. For boring holes and cutting of T.J.I. joists these documents must be followed; (i.e. flanges, top and bottom must never be'cut or notched.) 4-56.1 Any deck construction outside the building will need to meet the minimum 60 lb. live load requirements, load designs based on (Table 25 - U - J - I., of the U.B.C.) coordinate with your Inspector. ✓B -62 Provide weather- resistive barriers, such as felt paper over plywood corners and other sheathing ahead of stucco or siding, (Reference Section 1707 (a)., Section 3006 (a)., and 2516 (g)., U.B.C.) —( a 30 04 i/B -75 Concrete footing shall extended at leasL36 inches below finish grade. Also any deck construction or intermediate pads not connected in the foundation wall system, will need to ex tend 36 inches below grade, (Section 2907 (a)., (U.B.C.). /B -80 Attic ventilation is required to be in accordance with (Section 3205 (c).,) coordinate with the Building Inspector during construction. B - 89 The 1988 U.B.C. (Section 3304 (i).,) requires a landing on each side of a door, there are / some exceptions. However, the exterior doors are required to have landings. Minimum size 36 inches by 36 inches, provided the door does not swing over the landing, a 7 1/2 inch step is allowed. • Building Department, for other approved method prior to installation, (Section 608 (c), U.P.C.) P -5 All boilers shall be equipped with an approved backflow device (double check with an atmospheric vent is acceptable), (Section 1003, U.P.C.). P - Hose bibbs shall be equipped with self - draining approved backflow prevention devices, (Section 1003 (h) and (1) U.P.C.) P -7 The basement shall have a floor drain installed close to the boiler and hot water heater. Providing a floor drain for the temperature / pressure relief valves on the boiler and hot water heater will protect the home from flooding. This floor drain needs to be accessible and close to the boiler and hot water heater, (Section 1007, U.P.C.). P - I 1 All gas piping shall be installed and sized correctly, pressure test is required a minimum of 10 lbs. for 15 minutes, (Section 1206 of the U.P.C.) P -17 If the static pressure at the residence is over 80 lbs., a pressure reducing valve will be required per. (Section 1007 (b)., U.P.C.) MECHANICAL CODE ITEMS; M- f The furnace, boiler, or H2O heater, shall comply with the U.P.C. and U.M.C., (i.e., combustion air, installation, clearances, access, venting, etc.) All of the gas appliances will be accompanied with manufactures documents (owners manuals) these documents will assist in installation, also they need to remain with the appliances. M -2 The clothes dryer vent cannot terminate in the crawl space. Will need to be a minimum 4 inch diameter and duct directly to the outside, (Section 1903 (a)., (b)., (c)., of the U.M.C.) M -4 Provide disconnects and receptacles for all mechanical units as required (Section 509, U.M.C.) M - The drawings do not show a chimney chase for the water heater and boiler (type B vent.) This will need to be coordinated with Building Inspector at framing. It shall be in compliance with (Chapter 9., of the U.M.C.) The greatest riser height and largest tread run within any flight of stair, cannot have more than 3/8 of an inch deviation. Stairway handrails: (minimum height 34 inches, maximum height 38 inches) hand grip portion shall be not less than 1 1/2 inch nor more than 2 inches in x- section dimension. Minimum of one handrail required on all stairways with more than three risers. Minimum 1 1/2 inch space required between wall and handrail, (Section 3306 (j)., U.B.C.) Guardrails of 36 inch minimum height shall be installed at open sides of stairways, landings, ramps, decks, or porches more than 30 inches above grade or floor below. Open guardrails shall have a pattern such that a sphere 6 inch in diameter cannot pass through, (Section 1711, U.B.C.) 93 Minimum width stairs 36 inches, handrails required if 4 or more risers (typical for all stairs) (Section 3306 (j)., exception 3., of the U.B.C.)
