SUBJECT TO THE FO TOWING ONDITIONS:
GENERAL REQUIREMENTS:
0-1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
The Approved Plans, Permit, and Plan Review, are to be kept on the site during
construction. Plans and Permits must be available for reference during inspections.
Also, reference the generic drawings from the applicant. Also, reference (Section 2907.,
with exceptions , U.B.C.) for foundation design (see attached) The attached Code interpretation
is only prescriptive for M -1 occupancies only (garages). Please be aware that the Garfield
County Building Official, may require additional information concerning soils tests, etc., per
(section 302 (b)., U.B.C.) and (Section 2905, U.B.C.)
0-15 Notify all utilities for line locations and approval prior to beginning any excavation on site
(Public Service Electric, Natural Gas, Telephone, etc.)

Sec. 2907, Uniform Building Code
(a) General
Footings and foundations, unless otherwise specifically provided, shall be constructed of masonry, concrete or
treated wood in conformance with U.8. C. Standard No. 29 -3 and in all cases shall extend below the frost line.
Footings of concrete and masonry shall be of solid material. Foundations supporting wood shall extend at least 6
inches above the adjacent finish grade. Footings shall have a minimum depth as indicated in Table No. 29-A un-
less another depth is recommended by a foundation investigation.
(b) Bearing Walls
Bearing walls shall be supported on masonry or concrete foundations or piles or other approved foundation sys-
tem which shall be of sufficient size to support all loads. Where a design is not provided, the minimum foundation
requirements for stud bearing walls shall be as set forth in Table No. 29-A.
Exceptions:
1. A one -story wood or metal frame building not used for human occupancy and not over 400 square feet in floor
area may be constructed with walls supported on a wood foundation plate when approved by the building official.
2. The support of buildings by posts embedded In earth shall be designed as specified In Section 2907(g). Wood
posts or poles embedded in earth shall be pressure treated with an approved preservative. Steel posts or poles
shall be protected as specified in Section 2908(h).

the U.B.C.) One smoke detector is required on each level and they shall be inter connected.
Audible from the bedrooms with the door dosed and in compliance with the listing that comes
with the detectors (coordinate with the County Garfield Building Inspector, during inspections).
On existing R -3 occupancies battery operated (ok).
B-47 Please submit roof truss diagrams bearing the stamp and signature of a Colorado
Professional Engineer and indicating design for a minimum of 40# / sq. ft. live load,
(Section 2305, U.B.C.) Additional field framing may be required.
G -1.1 Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c) of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.
All construction shall be approved prior to the issuance of
Certificate of Occupancy
