NEW CONSTRUCTION
ADDITIONS
ALTERATIONS
and
MOVED BUILDINGS
In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate and complete information
will prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention
before the new information may be reviewed after it has been provided to
the Building Department.
Please review this docuinent to determine if you have enough information
to design your project and provide adequate information to facilitate a plan
view. If you do not, it may be helpful to obtain a book titled 'D g•
.Construction under the Uniform Building Code. This book is av

To provide for a more understandable plan in order to determine
compliance with the building, plumbing and mechanical codes, applicants
are requested to review the following check list prior to and during design.

Please refer to your building permit 5579 and Individual Sewage Disposal System permit 2458, " ,
issued by Garfield County in July of 1995.
Our records indicate that a footing inspection was performed on the building permit on June 30,
1995 and a foundation inspection was performed on May 15, 1998. There is no record of a
percolation test or a final inspection on the septic permit.
By statute, building and septic system permits expire after 180 days with no progress being made
on the work authorized by the permit. The above two permits should have been revoked on
December 30, 1995. A notation in our files indicates that the permits were to have been revoked,
but there is no record that you were ever notified about that action.
Since an inspection was performed on May 15, 1998, we will continue to honor both the septic
and building permits for an additional 180 days, with no further extensions of time allowed. If the
septic system was installed, we need to know what the percolation rate was, how big a septic tank
was installed and what size and type of leach field was placed.
Please respond to the above requests for information at your very earliest convenience and again,
be reminded that there is a maximum time for completion of your building permit of 180 days
from the date of the last inspection, May 15, 1998.

of a dwelling unit without obtaining a building permit.
Dear Linda,
It has come to the attention of Garfield County that there is an illegal building and illegal
outhouse located on the property at 0431 C.R. 246. You are one of the registered owners of this
parcel, and your name appears as the owner for Building Permit if 5579, issued 7/3/95. This
permit is only for the construction of a Single Family Dwelling with carport, and a septic system
for this home.
Because the structure on the property is being used as a dwelling, it does not qualify for
Garfield County's exemptions for agricultural buildings.
