You are responsible with improving the site distance by removing approximately 10 linear feet of the road cut on the northeast side of County Road 107, north of your access easement. The improvements to the County Road 107 road cut must be completed to the satisfaction of the county Road and Bridge Supervisor, and must be completed prior to signing an exemption plat. 2. The approach from the easement to County Road 107 shall be re- aligned to an angle not less than 60 degrees. The proposed alignment of the approach must be shown on the final plat. Improvements to the driveway and approach must be completed prior to an issuance of a building permit for any parcel using the driveway as primary access. 3. Consistent with the approval granted by the Board of County Commissioners, the following plat notes must appear on the exemption plat: "Soil conditions on the site may require engineered foundations and septic systems. At the time of building permit submittal, the applicant will be required to have all structural and ISDS plans certified by a Colorado Registered Engineer." "1'he recommendations of the Colorado State Forester, specified by the pamphlet entitled "Wildfire Protection in the Wildland Urban Interface" prepared by the Colorado State Forest Service (C.S.F.S. #143 -691) shall be followed in the construction of all dwelling units and accessory buildings. The house as built appears to have 4 bedrooms, and a garbage disposal has been f installed. Both of these factors are vitally critical to correct calculation of the size of system r needed. ,d+^ Resolution - Provide Garfield County with a stamped, signed engineers evaluation stating that the system as installed is adequate for 4.bedrooms and a garbage disposal. However, it has come to light that a modular, polyethylene tank type of dosing siphon was installed instead of the second precast concrete dosing tank. i This tank has significantly less than 1000 gallons capacity, it actually has a dose of between 100 and 170 gallons, and a capacity of not much more Therefore, we do not recommend installing a baffle in this tank which would diminish the site of the dose. Another view of the situation, considering that flow restricting devices were installed in the house, is to look at the alternate septic tank sizing criteria. The regulations appear to give the choice of sizing the septic tank using a 30 hour detention time in lieu of just the stipulated size based on the number of bedrooms. Assuming the water reducing fixtures reduced the flows by[20%, the calculated flows would be: Q = 4 bedrooms * 2 persons /bedroom * 75 gallons /person - -day * 1.5 * 0.8 = 720 gaions /day Tank size = 30 hours * 720 gallons /24 hours = 900 gallons This indicates that the existing tank size of 1000 gallons is adequate.
