Sec. 2907, Uniform Building Code
(a) General
Footings and foundations, unless otherwise specifically provided, shall be constructed of masonry, concrete or
treated wood in conformance with U.B.C. Standard No. 29 -3 and in all cases shall extend below the frost line.
Footings of concrete and masonry shall be of solid material. Foundations supporting wood shall extend at least 6
inches above the adjacent finish grade. Footings shall have a minimum depth as indicated in Table No. 29 -A un-
less another depth is recommended by a foundation investigation.
(b) Bearing Walls
Bearing walls shall be supported on masonry or concrete foundations or piles or other approved foundation sys-
tem which shall be of sufficient size to support all loads. Where a design is not provided, the minimum foundation
requirements for stud bearing walls shall be as set forth in Table No. 29-A
Exceptions:
1. A one -story wood or metal frame building not used for human occupancy and not over 400 square feet in floor
area may be constructed with walls supported on a wood foundation plate when approved by the building official.
2. The support of buildings by posts embedded in earth shall be designed as specified in .Section 2907(g). Wood
posts or poles embedded in earth shall be pressure treated with an approved preservative. Steel posts or poles
shall be protected as specified in Section 2908(h).

CONDITIONS FOR PLAN REVIEW # 117 -95
SUB TO THE FOLLOW CONDITIONS_
GENERAL REQUIREMENTS:
0-1 All references are taken from the 1988 Uniform Building Code (U.B.C.),
1988 Uniform Plumbing Code (U.P.C.), and the 1988 Uniform Mechanical Code (U.M.C.)
The Approved Plans, Permit, and Plan Review, are to be kept on the site during
construction. Plans and Permits must be available for reference during inspections.
1) Refer to (Section 2907., of the U.B.C.) minimum requirements for monolithic slab
on grade foundation systems. This type of construction is approved for unoccupied buildings
only, M - 1 Occupancies and shall be placed on undisturbed soils only without fill and with ideal
soils conditions only. Please keep in mind that the Garfield County Building Official, may require
soils tests, if adverse soils are encountered during construction, (please see attached).
B -3 Footing and foundation unless otherwise approved by the Building Official, shall be
constructed of masonry, concrete, or treated wood in conformance with
U.B.C. Standard No. 29 - 3., and in all cases shall extend below the frost line and meet the
minimum depth as required in Table No. 29 - A., unless another depth is recommended by a
foundation investigation, (Section 2907 (a)., U.B.C.)
G -9 It is our understanding that the owner desires to construct the house for himself and
therefore does not need a general contractor. However, it is the duty of the owner to notify the
Building Dept. when the construction is ready for inspection. Schedule the inspection at least one
day before such inspection. All work is subject to inspection prior to any cover up,
(Section 305., entire Section of the U.B.C.)
G -15 Notify all utilities for line locations and approval prior to beginning any excavation on site
(Public Service Electric, Natural Gas, Telephone, etc.)
B -10 Anchor bolts shall comply with, (Section 2907, (0, U.B.C.)
B -21 Concerning the property, provide premises identification which is legible from the street in
accordance with, (Section 513, U.B.C.)
B -33 Concerning the main house, provide smoke detectors in accordance with (Section 1210
(a)., 4., and 5., U.B.C.) One detector is required on each level and they shall be inter - connected
with battery back - up. The detector centrally located in the corridor. Also, a detector is required
with - in each bedroom. (See attached hand - out and coordinate with the Building Inspector

B-47 Please submit roof truss diagrams bearing the stamp and signature of a Colorado
Professional Engineer and indicating design for a minimum of 40# / sq. ft. live load,
(Section 2305., U.B.C.) Additional field framing may be required.

B -68 Roof rafters and ceiling joists shall be supported laterally to prevent rotation and lateral
displacement when required by (Section 2506 (L)., Section 2517 (h), 6., of the U.B.C.)
G -1.1 Every attempt is made by the Building Department to perform a thorough plan
review, however please be aware of (Section 303 (c) of the U.B.C., which states):
This issuance or granting of a permit or approval of plans and specifications
shall not be construed to be a permit for, or an approval of, any violation
of any of the provisions of this code or of any other ordinance of the
jurisdiction. No permit presuming to give authority to violate or cancel the
provisions of this code shall be valid.
The issuance of the permit based upon plans, specifications and other data
shall not prevent the Building Official from thereafter requiring the correct-
ion of errors in said plans, specifications and other data, or from preventing
building operations being carried on thereunder when in violation of this code
or of any other ordinances of this jurisdiction.

In order to understand the scope of the work intended under a permit
application and expedite the issuance of a permit it is important that
complete information be provided. Adequate and complete information will
prevent delays in the plan review process. Reviewing a plan and the
discovery that required information has not been provided by the applicant
may result in the delay of the permit issuance and in proceeding with
building construction. The owner or contractor may be required to provide
this information before the plan review may proceed. This causes delays
because other plans that are in line for review may be given attention before
the new information may be reviewed after it has been provided to the
Building Department.
Please review this document to determine if you have enough
information to design your project and provide adequate information to
facilitate a plan review. If you do not, it may be helpful to obtain a book
titled "Dwelling construction under the Uniform Building Code. This
book is available to you through this department at our cost. Also,
please consider using a design professional for assistance in your
design and a construction professional for construction of your project.
To provide for a more understandable plan in order to determine
compliance with the building, plumbing and mechanical codes, applicants
are requested to review the following check list prior to and during design.
