The Approved Plans, Permit, and Plan Review, are to be kept on the site during construction. Plans and Permits must be available for reference during inspections. Also, refer to information contained in the plans dated 07/20/95, from Trek Associates. This office has not received a soils test, submit all or any special reports (i.e., soils tests, compaction reports, and engineered drawings from Architects or Engineers) keep in mind that the Building Official, may ask for special reports from time to time, as deemed necessary per. (Section 302 (b)., U.B.C.) G -7 Any deviation from these plans submitted shall go back to the Soils Engineer or Architect and new plans submitted prior to placement of any concrete. G -9 It is our understanding that the owner desires to construct the house for himself and therefore does not need a general contractor, However, it is the duty of the owner to notify the Building Dept. when the construction is ready for inspection. B -2.1 This permit is for an M - 1 - Type V -N, occupancy only (garage) If a change of use is desired then an additional permit will be required in compliance with (Section 301., of the U.B.C.) B -21 Concerning the property, provide premises identification which is legible from the street in accordance with, (Section 513., U.B.C.) B -32 Concerning the main house, provide smoke detectors in accordance with (Section 1210 (a)., of the U.B.C.) One smoke detector is required on each level and they shall be inter connected. Audible from the bedrooms with the door closed and in compliance with the listing that comes with the detectors (coordinate with the County Garfield Building Official, during inspections). On existing R -3 occupancies battery operated (ok). B -42.1 It appears that gap sheathing will be used instead of solid sheathing as shown on Sheet A -4. The trusse manufacture, shall be notified of this and design the trusses in accordance. Also, reference (Section 2516., U.B.C.) the 1 x 2 gap sheathing will need to be 1 x 4s at 2 foot centers minimum, also, be aware of (Section 1707 (a)., U.B.C.) which requires rag saturated felt over the 1 x 4s and ahead of the metal roof covering, the felt paper shall be 30 lbs. and can be installed vertically as each piece of metal roofing is applied, (entire Section 1707 (a)., U.B.C.) B -47 Please submit roof truss diagrams bearing the stamp and signature of a Colorado Professional Engineer and indicating design for a minimum of40# / sq. ft. live load, (Section 2305., U.B.C.) Additional field framing may be required. B -48 All lumber, logs, plywood, particle board, structural glued - laminated timber, end - jointed lumber, and fiberboard sheathing, (when used structurally) piles and poles regulated by this Chapter shall conform to the Applicable Standards or grading rules specified in the U.B.C. and shall be so identified by the grade mark or a Certificate of Inspection issued by an Approved Agency. B -68 Roof rafters and ceiling joists shall be supported laterally to prevent rotation and lateral displacement when required by (Section 2506 (L)., Section 2517 (h), 6., of the U.B.C.) B -42.2 The structural wall members 2 x 6 outside walls are required to have felt paper ahead of any metal siding as required (Section 1707 (a)., U.B.C.) B -75 The exterior walls will need to be braced in accordance with (Section 2517 (3)., U.B.C.) 1 x 4 let - in or approved metal bracing, coordinate with the Building Official, during framing. B -97 Foundation footings shall extend 36 inches below finish grade, (Section 2907 (a)., U.B.C.) B -98 Foundation supporting wood shall extend at least 6 inches above adjacent finish grade. G -1.1 Every attempt is made by the Building Department to perform a thorough plan review, however please be aware of (Section 303 (c) of the U.B.C., which states): This issuance or granting of a permit or approval of plans and specifications shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of this code or of any other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this code shall be valid. The issuance of the permit based upon plans, specifications and other data shall not prevent the Building Official from thereafter requiring the correct- ion of errors in said plans, specifications and other data, or from preventing building operations being carried on thereunder when in violation of this code or of any other ordinances of this jurisdiction. I GARFIELD COUNTY BUILDING AND PLANNING MINIMUM APPLICATION REQUIREMENTS for SINGT.,F FAMILY DWELLING CONSTRUCTION including NEW CONSTRUCTION MANUFACTURED HOMES ADDITIONS ALTERATIONS anti MOVED BUTLDTNGS In order to understand the scope of the wort: intended under a permit application and expedite the issuance of a permit it is important th.at complete information he provided. Adequate and complete information will prevent delays in the plan review process. Reviewing a plan and the discovery that required information has not been provided by the applicant may result in the delay of the permit issuance and in proceeding with building construction. The owner or contractor may be required to provide this information before the plan review may proceed. This causes delays because other plans that are in line for review may he given attention before the new information may be reviewed after it has been provided to the Building Department. Please review this document to determine if you have enough information to design your project and provide adequate information to facilitate a plan review. If you do not, it may be helpful to obtain a book titled "Dwelling construction under the Uniform Building Code. This book is available to you through this department at our cost. Also, please consider using a design professional for assistance in your design and a construction professional for construction of your project. To provide for a more understandable plan in order to determine compliance with the building, plumbing and mechanical codes, applicants are requested to review the following check list prior to and during design.
