Bowman Garfield County Planning Department 2014 Blake Avenue Glenwood Springs, CO 81601 Re: Bearwald Exemption Dear Ms. Bowman: We have received the above referenced proposal to create three parcels of approximately 35, 14, and 14 acres each, more or less, from an existing 64 -acre tract. The proposed water supply is an existing domestic well (per- mit number 41391). This well has also been adjudicated in Division 5 Water Court Case No. 80 CW 66. The application also inquires about the availability of an additional well should this one be deemed insufficient. The above referenced well was tested at the time of construction (1971) and found to yield 12 gallons per minute. It is proposed that this well be connected to a 3,000 gallon water storage tank. The well is on the 35 acre tract. From the information submitted concerning well yield, it would appear the above well is sufficient to serve the three parcels, provided the amount of irrigation is reasonable and the pipeline is relatively efficient. In order to verify the yield of the well, we would recommend a 24 -hour pump test. If an additional well is available, it would be restricted to household use only. We may recommend approval of this proposal provided a well test can demonstrate the yield remains in the stated range. A plat note should provide for joint ownership of the well and any necessary easements. A covenant or any other agreement should provide for joint operation and maintenance respon- sibilities.
