This approval entitles them to apply for a building permit with Garfield County, and, upon the issuance of said permit, begin construction. However, the conditions under which this approval is granted must be completed to the Committee's satisfaction before a Notice of Satisfactory Completion of Improvements to Property can be issued and a Certificate of Occupancy is requested and issued by the County. The conditions we have specified are as follows: 1. An exterior color board is required of sufficient size for the DRC to evaluate and approve stucco and trim color selections prior to painting /staining /stucco installation. Additionally, reconsideration of the use of six different exterior colors is needed to diminish a "busy" exterior. The architecture rather than color should highlight the structure. 2. As discussed, an exterior lighting plan must be re- submitted which includes the type and material of the fixtures. 3. Boulders may be considered for placement along the shoreline at the rear of the lot, but a plan for such must be submitted and approved prior to installation. 4.
